Listed Buildings And Conservation Areas

As the majority of our projects are within central London most are subject to listed building consent and/or are within a conservation area. We are able to advise on the approach for a specific building or site and also advise as to whether a specialist consultant is required to assist on the project.

Sustainable Design

We are committed to ensuring our proposals are environmentally considerate. Our holistic approach to sustainability evaluates each juncture of the design process from fundamental decisions such as the proposals orientation and construction methods, to the finer details such as material sourcing and specification.

Of equal importance and consideration is how our internal environments are to be heated and ventilated and the type of energy deployed.

Mill Design is working towards gaining Passive House Certification as we see this to be a critical tool for sustainable design and assessment of our projects.

ARCHITECTURE

 

FEASIBILITY STUDIES

Before a client commits to purchasing a property Mill Design will often be approached to provide a feasibility study. These are carried out to assist the client in deciding whether the site has the capacity to accommodate the intended proposals. Often we will test the maximum capacity or suitability of a proposal against the context of the surrounding environment and relevant planning policy.

BRIEF DEVELOPMENT AND CONCEPT DESIGN

In the initial meetings, we will talk through the project parameters including our client’s ambitions, timings and budget. These discussions often involve freehand sketches to develop initial ideas and the key issues that the design must resolve.

PLANNING APPLICATIONS

Mill Design can advise if Planning Consent is required. Depending on the nature of the works we may advise the appointment of a planning consultant who will join the team to help guide an application through the process. Where the proposal is complex we will often recommend a ‘pre-application submission’ to the local authority to obtain initial feedback as to what will be deemed acceptable.

BUILDING CONTROL AND DETAILED TENDER INFORMATION

Mill Design will commence the production of a fully compliant design which will be submitted for Building Regulations approval. This will often be in conjunction with the appointed Structural Engineer who will be required to submit designs and calculations for any structural changes, Mill Design will coordinate the input of all relevant consultants. At this stage, a robust cost plan can be prepared by a cost consultant or Quantity Surveyor in order to provide clarity on budgets. Mill Design will then commence the necessary production information to bring ideas to reality. There will be numerous client meetings throughout this process as decisions are made ranging from overall aesthetics and space planning down to the fine detail of colours and materials. The final product is a comprehensive set of drawings, schedules and specifications from which the project can be priced and built.

TENDERING

Typically Mill Design will draw up a tender list of suitably qualified main building contractors and invite expressions of interest in the works. We have good long term relations with an array of high quality companies in London and surrounding areas so finding high quality reliable teams to tender for a project is rarely a problem. Mill Design will pre-vet each of the companies on the short list and will take references if the client proposes a new firm that Mill Design has not worked with before. On return of prices, Mill Design will check, negotiate if necessary and finalise the contract cost following consultation with the client.

CONTRACT ADMINISTRATION AND OVERSEEING WORKS ON SITE

Mill Design will work closely with the chosen building contractor over agreeing start procedures and key programme dates. Site inspections will often start on a fortnightly basis during the initial stages increasing to weekly or more frequently as the construction gathers pace. Usually Mill Design will organise and chair monthly formal minuted site meetings which the client is encouraged to attend. More often than not, Mill Design will administer the contract between the client and the building contractor. The progress of works is monitored and logged continuously through written instructions, certificates and valuations. Mill Design will remain in continued contact with the client throughout the whole process from the initial briefing meeting, through the build project and right up to handover at the end of the build.

TEST FITS

Often before a client commits to purchasing or taking on the lease for a future premises Mill Design are approached to provide test fits or feasibility studies. Simple spatial studies are produced to assist the client in deciding whether the premises has the capacity and qualities to accommodate the intended activities. Test fits are specific in their nature and require Mill Design to work closely with the client to establish whether the property has the potential to meet the clients specific future requirements.
